Building Systems Commissioning

We specialize in Building Systems Commissioning, along with full Acceptance Testing and Documentation. Whether for Security, Fire Alarm, Audio Visual, Telecommunications, our staff is versed in the full Commissioning Process, for new facilities or existing, via a retro Commissioning process.


Whether a new facility or modernization of older infrastructure, our firm is prepared to assist you with the necessary recommendations, design reports, reviews and construction documentation to assist in the implementation of an array of Building related systems and controls. This includes Closed Circuit Surveillance Systems, Duress Alarms, Control Systems, Telecommunications, Cell Monitoring, Data Networking, Public Address and Paging System, Community Alert Systems, Gate Control, Man-Traps, Fire Detection and Smoke Control Systems along with numerous other specific applications.

Our processes utilizes the ASHRE 202 Standard, which includes a comprehensive standard which defines the commissioning process through 13 functional steps, each of which contains the necessary deliverables.

The commissioning activities and deliverable are as follows:

  1. Bullet Initiate the commissioning process, including defining roles and responsibilities.

  2.   Define the project requirements, which results in the Owner's Project Requirements (OPR) document.

  3. Develop commissioning plan, i.e. produce a written Commissioning Process Plan.

  4. Bullet  Plan design approach to Owners Project Requirements, defining the basis of design.

  5. Bullet  Set contractor commissioning requirements, which are included in the commissioning specifications.

  6. Bullet  Design review by the commissioning authority (provides feedback and a design review report).

  7. Bullet  Submittals review (verifies compliance with the OPR in a submittal review report).

  8. Bullet  Observation and Testing (verifies system performance with results documented in construction checklists and reports).

  9. Bullet  Issues resolution coordination (done via an issues and resolution log).

  10. Bullet  Systems manual assembly (results in a systems manual for building operation).

  11. Bullet  Conduct training for building operations with training plans and records.

  12. Bullet  Post-occupancy operation commissioning (provides an end of warranty commissioning report)

  13. Bullet  Assembly of a commissioning report (captures all the project commissioning documentation).
